This position is responsible for managing all decision making around facilities management (asset lifecycle planning, facility standards, maintenance & repairs) of portfolio properties across the enterprise.

 

There are (2) Regional FM managers each serving a geography (North and South).   This position is for the South Region. The Southern FM will be required to allocate their time between Nuclear and the remaining southern region.  Each Manager is responsible for multiple sites. Each will ensure operational, client service, and safety issues are addressed. Responsibilities include direct or contract management for the following: 1) Building Services (maintenance requests, conference room scheduling, Cafeteria services), 2) Building aesthetics, 3)PSEG/CFM safety  and Environmental Compliance programs as related to CFM personnel & managed systems / assets,  4) Manage the financial/operational cost and planning for approx.(2) mil square feet of space, 5) Establish key metrics, monitor and measure cost with industry standards.

 

Each manager is responsible for key relationships with vendors (e.g., architectural, engineering, construction, janitorial, etc.), landlords, unions and operational leadership; accountable for the overall execution of facilities management activities leveraging the enterprise real estate technology platform. This position is consulted in regards to developing budgets (operating and capital expenditures) and is responsible to manage the budget. Each manager will have 3 to 5 supervisors who oversee a team of approx. 20 -25 trades people (HVAC & Building Mechanics),  represented by IBEW Local 94.

 

Specific duties include:

 

  • Effectively manage and direct a team of management and union facilities resources, ensuring seamless communication, activity coordination, high quality outputs and overall high team performance that meet client and corporate expectations

 

  • Plan and budget facilities space requirements, adhering to new corporate standards. Consult and assist on the development of forecast and projected budget plans (not only O&M plans, but also Capital plans/budgets).

 

  • Responsible for executing the high-level facilities management strategies, including strategies related to sourcing, contracting services, service levels, programs and governance

 

  • Responsible for the execution of work in accordance with Company policies and procedures  , including standard templates, references to PSEG processes, and other boilerplate information, governance rules and operational protocols, building monitoring procedures and all other relevant protocols.

 

  • Manage key third-party relationships for the facilities management function.

 

  • Ensure third parties deliver scope of work for service contracts and SLAs (e.g., janitorial, landscaping, cafeteria, print services, etc.) in accordance with facilities strategy, contracts  and standards; responsible for third-party relationship management of real estate service providers.

 

  • Assist in implementing optimal service level requirements, facilities guidelines, sourcing strategy and vendor selection process based on industry leading practices with consideration of PSEG-specific requirements.

 

  • Performance management - establish expectations and goals. Evaluate performance. Communicate company and department strategy. Motivate and lead associates to achieve business objectives. Coach and counsel associates -establish development plans and provide active feedback for career development.

 

Required Qualifications, Competencies, Education or Experience: 

  • Bachelor’s Degree in Business, Engineering or relevant field
  • At least 7 years of experience in facilities management, asset management, construction management, or related discipline,  with at least 3 of those years acting in a management capacity
  • Varied leadership and managerial experience of direct and indirect resources including oversight of bargaining employees
  • Demonstrated ability to lead cross-functional teams and communicate effectively
  • Knowledge of environmental, safety and regulatory compliance
  • Strong negotiation and contract management skills
  • Proven ability to define problems, collect data, establish facts, and draw valid conclusions, in prioritizing work in a multi-task environment
  • Proven ability to work and manage in a collaborative environment with multi-disciplines
  • Resourceful, well organized, highly dependable, efficient and detail oriented
  • Proficient personal computer skills, including Microsoft Office, PowerPoint, Excel, Outlook
  • Excellent interpersonal, written, and oral communication and presentation skills

 

Desired Qualifications, Competencies, Education or Experience:

 

  • Masters / advanced degree in Business, Engineering or relevant field
  • Continuing education and certification in real estate and facility management
  • BOMA / IFMA / PMP certification is preferred
  • Power and utilities working experience preferred, specifically with utility construction projects
  • Knowledge of transmission and distribution business and understanding of energy industry key issues, including opportunities, threats and trends
  • Knowledge of the collective bargaining agreements and labor relations strategies as they relate to project planning and execution
  • Experience with real estate management systems and IWMS software
